Why most franchise owners don’t know what their business is worth.

The valuation methods owners typically rely on are wrong, biased, or built for a different purpose. Here’s what is actually happening.

01

Online calculators ignore your brand

Generic business-value tools apply restaurant or service-industry multiples. They have no idea what a buyer actually pays for your specific franchise system.

02

Your CPA isn’t a buyer

Accountants are excellent at producing financial statements. They are not in the market every week seeing what franchise buyers will actually pay. The two numbers are not the same.

03

The franchisor’s number serves them

The franchisor’s valuation reflects their interests — royalty preservation, system continuity, brand control. Your interests are different. Don’t conflate the two.

04

Gut feel is almost always off

Sellers usually anchor to what they paid, what they hope to net, or what a friend got. Real market value follows none of those. The gap is often $200K+ in either direction.

What you actually receive when you request an Opinion of Value.

Not a calculator screen. Not a generic range. A custom video walkthrough — recorded by a senior franchise resale advisor — delivered on your own personal valuation page.

Estimated sale range

The realistic price band a qualified buyer will pay for a business like yours — drawn from actual recent closings inside your specific brand.

Industry-standard multiples

SDE multiples a sophisticated buyer applies to your earnings, contextualized for your brand, region, and recent operating performance.

Walk-away math

What you would net after broker fees, transfer costs, and taxes — so the picture is honest, not aspirational.

Recommended next move

Whether you should sell now, hold for 12–18 months, or make specific operational improvements first. Honest, even when the answer is “wait.”

The process is simple. Four steps, two weeks.

No long forms. No paid valuation report you don’t need. Just a short conversation, a personal video walkthrough from a senior advisor, and an honest recommendation.

About the practice

ValueAFranchise is the free Opinion of Value practice of Franchise Sellers and Company Sellers — sister brokerages with 25+ years of franchise resale experience across a sample of the 75+ brands we’ve represented.

Every Opinion of Value is prepared by a senior advisor on our team. We do this because most franchise owners we’ve met didn’t know what their business was actually worth — and we’d rather start the relationship by telling you the truth than selling you a service.

Common questions.

Is the Opinion of Value really free?
Yes. There is no charge, no card on file, no obligation to engage us as your broker afterward. We provide the analysis because owners who understand their value make better decisions — and that’s the kind of seller we want to work with if you eventually choose to go to market.
Will my franchisor know I requested this?
No. The Opinion of Value is confidential between you and our advisors. Your franchisor is involved only when you decide to engage a broker and have a qualified buyer with a signed letter of intent — the point where their approval is actually needed.
How is the Opinion of Value different from a formal valuation?
A formal valuation is a defensible document prepared for tax, legal, or partnership-buyout purposes — and it costs money. The Opinion of Value is a real-world estimate of what your franchise will sell for, based on actual closed comparables and current buyer demand. It’s what a buyer is likely to pay, not what an appraiser concludes the business is worth.
What if I’m not ready to sell?
That’s common, and it’s fine. About half the owners we provide an Opinion of Value to are 12 to 36 months out from a decision. The number gives you a benchmark to plan around — for retirement, partnership decisions, refinancing, or simply knowing where you stand. There’s no follow-up sales pressure.
What information will I need to share?
During the 30-minute call, we’ll ask about your brand, location, units, recent revenue and SDE, lease terms, and your general timeline. You don’t need to send tax returns or detailed financials to get the Opinion of Value — just answer the questions to the best of your knowledge.
Who is preparing the analysis?
A senior advisor on our franchise resale team — the same people who run our brokerage engagements. Not an associate, not an algorithm. The advisor who prepares the analysis is the one who records the video walking you through it — this is real working analysis, not a marketing piece.
